Fruita real estate offers well-established homes for sale ideal for families living on Colorado's Western Slope. Considered part of the Grand Junction metro area, Fruita has a small-town charm with a vibrant history. As the name implies, the city has a rich history of fruit groves and orchards.

Most of the homes for sale in Fruita are in the downtown core area north of the interstate. There are a few pockets around town with beautiful neighborhoods. On the east side of town, Grand Valley Estates is off the interstate, with several empty lots and new homes. Further north are residential homes with three or more bedrooms near Little Salt Wash Sports Park and 18 Road. On the west side of the sports park is another fabulous neighborhood with single-family homes and townhomes with three or more bedrooms and more than 1,500 square feet of living space.

South of I-70 are homes off 18 ½ Road near Adobe Falls Gazebo. Houses for sale here are a bit larger, with four and five bedrooms and more than 2,000 square feet of living space. Fruita also has various lots where you can develop the home of your dreams. Smaller lots are only minutes from the city's heart, and larger lots are on the north edge of town.

Along the interstate, it can be hard to tell where Grand Junction ends, and the city of Fruita begins. But the two towns are about 15 miles apart. Fruita is in Grand Valley, just west of Grand Junction on I-70. It is a home-rule municipality with about 13,000 residents. Fruita borders the Colorado River on the southern edge of the city.

The city of Fruita begins around 21 Road on the east, near the junction of Interstate 70 and Highway 50. The southern boundary is the Colorado River south of Highway 50, but at a point extends further south, to Glade Park. The border then moves west, encompassing McInnis National Park, eventually connecting with Interstate 70. To the north, the western edge of Fruita is approximately 16 Road and extends all the way north to just south of 18 Road BLM Campground.

Neighborhood Highlights:
  • The downtown has a few structures built during the Depression by the Works Progress Administration (WPA). A stone cottage building at 432 East Aspen Avenue was built in 1938, and the two-story Neoclassical building at 325 East Aspen Avenue was constructed as the local grade school.
  • Fruita and the surrounding area are known for their paleontology and fossils. Many rare fossils have been unearthed over the years, including two-thirds of a massive brontosaurus discovered in 1901. More recently, the Mesozoic mammal Fruitafossor (or Fruita digger), like a modern-day armadillo, was found in 2005.
  • A few fantastic golf courses in the Fruita area, but the Adobe Creek National Golf Course stands out above the rest. The course offers three distinct nine-hole sections that can be played several ways. The course is inexpensive and sells season passes.
