Palisade | Mesa County

One drive through Palisade along I-70, and it's easy to see why some people choose to call it home. Palisade is a land of peach orchards and wine vineyards, a paradise of bluebird skies and ample sunshine. The community of about 2,700 residents has lovely homes for sale in town and around the valley. About 700 families live inside the city limits, while the remaining residents live outside town.

With rugged cliffs to the north of the interstate, almost all Palisade real estate is south of the highway. The community is mainly located between the interstate and the Colorado River to the south. U.S. Highway 6 runs directly through town. The river meanders through town, and there are fantastic river homes in Palisade that have immediate access to the water and incredible views. Planned communities and neighborhoods in Palisade like Cresthaven Acres have model homes built on lots only a short walk to the river. Homes are in the $500,00 range and are typically two or three bedrooms.

West of downtown is a more residential neighborhood with sprawling luxury custom homes that exceed $1 million in Palisade/East Orchard Mesa. Homes in this area are more prominent - around 3,000 to 4,000 square feet - and have luxury amenities like hardwood floors, marble, granite countertops, improved bathroom suites, and multi-car garages. Lots are oversized - more than 30 acres in some instances - and back up to state land managed by the Bureau of Land Management.

There are properties with barns, a shop building, and multiple other outbuildings. Residences here enjoy privacy without isolation and are only minutes from local schools, shopping, and restaurants. Enjoy views of Grand Mesa and the Book Cliffs from some lots. There are farming lots available for growing hay, fruit trees, lavender, or wine grapes. Many properties have irrigation water rights from the Colorado River.

If you want to experience wine country living, consider a residence on the east side of town south of the Colorado River. Here, you'll find desirable vinelands with Mount Garfield and the Book Cliffs views. Homes are private but only minutes from wineries, breweries, shopping, and dining. Multi-level homes offer extensive views on irrigated acreage, with additional outbuildings. Some residences have other buildings that could be used for extra income. Homes often have three bedrooms or more and about 3,000 square feet of living space in the principal residence. Outdoors, enjoy botanical-garden-like landscaping, with produce trees (apple, cherry, peach, and plum), shade trees, and grapevines. The temperate climate makes it perfect for a vegetable or flower garden.

Neighborhood Highlights:

• Palisade was named for the cliffs near town. It's also regarded as the "Peach Capital of Colorado."
• The town has one high school, Palisade High School, and one elementary school, Taylor Elementary School. Mount Garfield Middle School is located on the border of Clifton and Palisade.
• The Palisade Plunge is a 32-mile trail open to recreational, non-motorized users, including hiking, biking, and trail running. Equestrian use is permitted from miles 1-18. Dogs are allowed on a leash.
